A vacant block of local land containing nothing but overgrown weeds and rubble is on the market with $6 million dollar expectations.
The 683sqm lot at 11 Awaba St Mosman, has been owned by just one family for 80 almost years.
More than 200 enquiries have been received since the listing went live a week ago, mainly from Sydney builders and lower north shore residents looking for a “blank canvas”.
The 683sqm block is just 150m from Balmoral Beach.
“It must be one of the few remaining unoccupied blocks in Mosman, and certainly one of the only vacant parcels of land so close to Balmoral Beach,” Adam Vernon told Mosman Collective.
Previously two semi-detached homes, the land holding is on one title with the potential to build a family home or semi-detached dwellings (STCA).
“The original family home burnt down in 2006 and the owners moved to another property in Mosman, leaving the block empty,” Mr Vernon said.
“It is the only vacant block I’ve ever sold, and I’m overwhelmed by the number of enquiries.”
The original home, called “Thalassa” was visited by three Australian Prime Ministers, including Sir Robert Menzies.
Owner Mr Marshall Ahern told Mosman Collective his parents, The Honourable Harold Daniel Ahern and wife Bertha, moved into 11 Awaba St three months after he was born in 1944.
“My brother and I grew up with a revolving door of politicians visiting our home,” he said.
“Father was a member of the NSW Legislative Council between 1949 and 1973, and I can recall Sir Robert Menzies visiting us for dinner on a number of occasions.
“Prime Ministers Harold Holt, Billy McMahon and in later years, John Howard all spent time at 11 Awaba St, it was a very lively and interesting time.”
Fire destroyed 11 Awaba St in 2006 and the block has been vacant ever since.
Called “Thalassa”, the family home had two addresses (11 and 13 Awaba St) but one title, Mr Ahern said.
When fire destroyed the property in June 2006, a lifetime of photographs and important historical papers were lost, leaving Mr Ahern with few possessions.
The block – containing nothing but rubble and weeds – is on the market with $6 million plus expectations.
“All of my father’s books and our family history was wiped out, leaving me with just memories of our wonderful home near Balmoral Beach,” he said.
“It was heart breaking and we decided not to rebuild on the site, so the land has been sitting there for all this time.
“And now it is time to sell, so a new family can create their own future at 11 Awaba St.”
