Auction Results: Mosman agents report strong buyer activity in the first weekend of Autumn sales.
By ANNA USHER.
Sydney has kicked off Autumn with solid auction clearance rates - and local agents are reporting strong buyer activity in Mosman and the lower north shore.
3 Warringah Rd, Mosman
Prestige sale of the week goes to Avnu’s Michael Coombs and Adrian Bridges, who sold 3 Warringah Rd for an undisclosed price, believed to be north of $9 million.
“It’s the highest sale in Mosman for the year,” Michael told Mosman Collective.
“Things are moving along steadily and we’ve got some big ticket, luxury properties coming up in Autumn.
“Mosman remains the go-to suburb for families and expats - they’re looking for prestige homes with multiple living and entertaining spaces, in waterfront locations.”
Piers van Hamburg, from Di Jones, says there has been a “huge increase” in buyer numbers compared to this time last year, with more than 100 people attending an on-site auction at 2 Major St, Mosman yesterday.
“We had a firm bid of $7 million and negotiations are now underway with a couple of buyers,” he told Mosman Collective.
“People are definitely motivated and we’re seeing healthy interest from local families and also from people in the eastern suburbs,” he told Mosman Collective.
Belle Property Principal Tim Foote says Sydney down-sizers are still the largest buying group in Mosman, and a shortage of stock means quality properties are being “snapped up”.
“We sold two brilliant properties this week, one on Kahiba Rd, and an original Balmoral beach house on Botanic Rd.
“There’s been a significant increase in down-sizer activity and the lower north shore is struggling to keep up with the demand for luxury homes,” he said.
